First of all, this is not in walk-in condition, which would cost you 350,000€ upwards for this size of property and location. This is a project that began some time ago and was never completed which is sad but creates a great opportunity for someone else to step in. 

It is really two houses joined together and it can be separated easily so that you can live privately in one part and perhaps, run an Airbnb with the other part or maybe you have family who wants to live in the other part as we are always being asked for two properties on one plot. 

There is no doubt that the major part of the reform work has been done and there is not a lot of structural work to do. A bank valuation for the purpose of a mortgage came in at just over 218,000€ only one year ago. 

So, what needs doing, well, in my opinion, the first job is to fence off an area around the property and to have a sufficiently powerful Solar System installed. These can now be bought online in Spain at very competitive prices but my estimate would be in the region of 15,000€ including installation. There is room for considerable savings if you can carry out the installation yourself. 

As there is currently no power in the property it has been very difficult to take photos and shoot a video, the areas that don´t have great natural light are not much different from those shown in the photos, we have not been defensive in any way as it is important we show as exactly as possible what it is like and using a lighting rig would have gone against our unwritten laws. 

There is a central heating system installed but short of a boiler and the electrics all look good. 

Water is supplied by tanker delivered to the massive water deposits under the grounds of the property. The cost of this compares well against properties with mains connections. 

The property is massive as you would expect with 10 Bedrooms and is measured at 300m2 with almost 200m2 of outbuildings. One of the Outbuildings was built to house a Solar System and is in very good order, others, especially to the front of the property I would probably knock down which, in my opinion, would make a big improvement to the general appearance. Another Outbuilding is an old Bodega and another is a large workshop but both need a tad more than TLC to restore them to former glories. 

The roof is in good order other than a small part that needs sealing and then retiling, there are a lot of spare original tiles on-site. 

To the rear of the property is a large and quite lovely, when clean, terraced area with a good-sized private swimming pool and a pool house amongst the outbuildings. 

The location is excellent as is the access which is by tarmac roads that take you to the town of Yecla or Pinoso and Villena. There is one neighbour about a five minute walk away and little chance of there ever being another one. There is a total of 30,000m2 of land and the views are stunning with almost nothing but greenery and mountains as far as the eye can see. 

A lot of house for the money and the owners are willing to listen to respectful offers. The potential is incredible and it would make a fantastic project.
