There is a straightforward solution, the purchase and planting of 50 2 metre high conifer trees at a cost of 750-1,000€ a small price to pay to eliminate the only negative of this beautiful property.
Located just 1.5 kms from the town of Castalla one of the Castle towns with arguably the best castle of all of them, so walking distance and not an Estate Agents idea of walking distance. Walking distance normally adds 15-25,000€ to the price of a property.
There is an easily maintained fully fenced pot of 1,600m2 part of which is a lovely garden area with areas for eating outdoors taking advantage of the wonderful climate and the breathtaking views. There is even a covered canopy to the side of the house.
The Swimming Pool is a proper size for swimming lengths and the terraced area is superb for relaxing and sunbathing privately after the trees have been planted. Actually, the neighbours house is used about four times a year as it is simply a country house for the owners who prefer to be in the town or at their apartment on the coast.
On the grounds is a good-sized wood cabin that can easily be turned into a Guest House that would cost in the region of 5-6,000€ to be fitted out with a shower room.
There are two entrances to the house has, one is via the canopied terrace into the dining room and the other entrance is through the kitchen. The house has two air conditioning units for hot and cold air that run very economically if left at 23c in the winter and the same in the summer. There are two lovely bedrooms, and 2 modern bathrooms, one of them is en-suite with a shower and the other in the corridor has a bathtub.
The lounge/diner is a generous space and features a wood-burning log fire with a stove and an air con unit. The kitchen is recently fitted and looks lovely.
All you have to do is turn up with a couple of suitcases and call us beforehand to arrange for the gardener to come and plant the conifers and you will have a quite fabulous villa in a wonderful part of Spain.
